The property is 1.4 hectare located on Tropical beach with approximately 100m of beachfront. Presently only one operating resort on the entire beach, Nomads. The surf on the beach is a famous surf spot (Tropical) and so currently most of the tourist traffic are surfers. However, this beach area is prime location from Sekongkang which will be targeted by the local government to invest in the tourist industry and is less than a kilometer from the airport which is to begin operating flights in 2017.

 

The asking for this property is Rp 25,000,000 / are, or us$ 1,879 / are.

Note: remember, there are 100 "are" in a hectare.

This equates to (140 * 1,879) = us$ 263,060.

 

Personally, i think this is a little high for the area. Similar properties close by are asking Rp 15-20m / are.  The owner may be open to negotiations but after our initial meeting she seems pretty firm on the asking price. But it is a really nice property and good location.

In the above 2 pics I'm standing on the front left corner of the property looking along the beach slightly inland in the pic on the left and slightly more inland in the pic on the right.

The property has approximately 100m of beachfront, is all flat land with scrub brush with a few trees.  The land in pretty flat with minimal forestation. The property behind it is farmland back to the main (paved) road.  There is an access road from behind the property which would need improvement. There's is also municipal water and electricity along the road behind the property approximately 200m away. East of the property is the boundary for the National Park which restricts all development.

 

My Opinion:

I think this property has good potential. It's one of only a couple properties we've found on "Tropical Beach".  This beach is really undeveloped with only one operating resort about 1 km west down the beach.  The soon to be operating airport (2017) is also about 1 km west down the beach. The property is flat and relatively clear without the need to deforest. The beach is beautiful white sand, clear turquoise water good for swimming. Surfers "Tropical" wave is also just west down the beach.

I feel property on this beach will possibly double in value within a year and more within 3 years making this a good "land banking" investment or a great "Dream Property"
